Zoning Regulations Revisions
Comprehensive Planning staff is currently reviewing various zones and standards within the existing City and County Zoning Regulations. Staff will make recommendations for various improvements. Some zones may need to be consolidated into others while some completely new zones may need to be created. The regulations document may also be reformatted to make it easier to use and understand. Once complete, the changes will be presented to Planning Commission for further action later this year.

Planned Unit Developments
The Comprehensive Planning staff has reviewed standards for Planned Unit Developments in other communities. Staff will make recommendations for how much open space area should be required in Residential Planned Unit Developments within the City and County.

Residential Zones
RPA staff will recommend potential changes to our current zoning regulations that may better address a variety of housing types. The intent is to make better use of the residential zones that we already have.

Urban Standards
Urban communities have a distinctly different and unique development form than suburban and rural areas. Standards specifically written to address this difference will permit future development that does not harm the integrity of these neighborhoods. It will also allow the development process to move ahead easier and more quickly.

Urban Commercial Zone

Adopted by Chattanooga City Council in winter 2006, the intent of the zone is to promote and enable urban-style commercial and mixed-use development in the city’s urban areas.  Standards in the zone require development to take a more traditional urban form as supported in the Comprehensive Plan and ensure that the site and character of new development complements the existing urban fabric. Until the creation of this zone, property owners and developers had to seek a variety of variances for setbacks or height to build traditional urban developments.
